Any professional management company who manages property as an agent for others, or professionally manages associations on behalf of their boards, is eligible to be listed on PM Avenue. You must be actively licensed to provide these services, as required per your jurisdiction.
Once you establish your account, you'll be presented with the specific verification requirements per your company type and jurisdiction. Follow the on-screen prompts to submit the required. Our validation team will review your documents, and advise if any additional proof is required. Additional proof is required on a case-by-case basis, and specifics, along with instructions, will be provided as necessary. The process is very simple for a professional company who has their ducks in a row.
This varies by company type and jurisdiction. You have to prove two things:
- That you are who you claim to be.
- That you are fully licensed as required to provide the services you offer.
Specific document requirements are outlined to you in your account dashboard, with an easy process to submit them.
You're typically approved same-day if everything is clean and valid. If additional evidence is required, provide it quickly for fastest approval.
A direct owner inquiry means that someone has found your profile on PM Avenue, and submitted the request for quote. These direct inquiries are completely free to you. The limit on the number of inquiries is:
- Verified & Vetted Launch Account: 3 free inquiries (the launch "threebie")
- Verified & Vetted Property Manager Edition Account: Unlimited free inquiries
Note that all inquiries are free, you will never be charged for a direct inquiry. Once your account is no longer eligible for inquiries, either because you've temporarily lost your verified & vetted badge, or because you've hit your limit, the inquiry option simply goes away. We don't collect inquiries and hold them in some sort of secret bin - if a prospect submits a direct inquiry, you get it directly, always.
If a prospective owner or association elects to be matched with a suitable property manager, and you match, that's a match opportunity. You'll receive a notification that you match, both by email and in your dashboard alerts.
Matches include information for you to review to make the final determination on whether you can actually provide the service that the prospect is seeking.
If the match opportunity works for you, simply grab it and you can begin communication with the prospect by offering a quote, CMA, prospectus, and any other related information, and/or answer the specific questions the prospect has posed. If you have a HERO Harmony package with management functions enabled, there are tools that help you make this process simple and consistent.
Your direct inquiries and match opportunities are all delivered by both email and your HERO Harmony dashboard. Owned leads (direct inquiries plus grabbed matches) can all be managed within your dashboard, using the built-in tools, or through any third-party system you use to communicate with prospective clients.
This is generally a good problem to have. Sometimes you need to stop the flow of new business building opportunities while you hire and train staff, or optimize systems to prepare for additional growth. In such a case, simply go to your dashboard settings, select account preferences, and turn leads off. Once you're ready to grow again, turn leads back on.
The match opportunities provide you with sufficient information to make an inital assessment on whether you're truly the perfect match for this prospect. If you don't match, simply decline.
When you initially set up your account, your company profile only appears for searches in the city where your office is located. For this reason, it's extremely important to define your management region in your company profile, with the Regions our Company Serves section. Define every town/city, zip code, and county where you actually provide services.
